The project includes eight logistics plots and seven to showroom industry and will involve an investment of 150 million euros over the next four years.

The Groundbreaking event of the new logistics park took place on the 15th of February 2019. The development, located in Torrejón de Ardoz, in the community of Madrid, will be undertaken by the Community of Land Owners of “Los Almendros”, which is 80% owned by the company ICC and the fund Logistis (AEW). The event was attended by the President of the Community of Madrid, Angel Garrido, and the Mayor of Torrejón de Ardoz, Ignacio Vázquez.

The new logistics park is comprised of eight industrial logistics plots and an additional seven showroom industry plots, which together have total area of ​​410,000 m².  93% of the area will be used for industrial logistics, with a total lettable area of 200,000 m².

One of the unique aspects of this project is the large size of some of the plots located strategically from Madrid city center. The development is located just 5 minutes from Barajas International Airport and with excellent access points, direct access to the M-45 and only 17 km from the center of Madrid.

These characteristics make this new industrial park an excellent option for logistics operators,  especially e-commerce operators, which require facilities of XXL dimensions which are close to the city center, allowing them to optimize distribution to the final customer.

The incorporation of ICC, as development manager, and their strategic partner the specialist fund Logistis (AEW), to the Los Almendros Community of Land Owners, has relaunched this project bolstering its future development.


The estimated investment of 150 million euros over the next four years will be used to develop logistics distributions warehouses built under the most demanding quality standards and sustainability criteria, construction quality and service requirements.

The Chairman of the Community of Land Owners, Mr José Luis Martinez Sainz-Vizcaya, believes that “the new logistics park will become, once completed, one of the best in its niche and a focal point that will attract investment and quality companies that will choose its strategic location”.

The new park is immediately adjacent to and is a natural expansion of the San Fernando de Henares industrial logistics park which has undergone considerable development over the last few years. Blue chip tenants such as Amazon, Tipsa, Thyssen Krupp, DSV, Rhenus Logistics, Transaher or TSB have chosen this area which together with the Henares Corridor has consolidated into one of the main logistics hubs of the country.

91 assets in eight countries

Logistis is the pan-European logistics platform of AEW. The fund is specialised in investing and developing logistic platforms across Europe. Created in 1999, Logistis currently has 3.1Bn Euros of AUM and manages 91 assets in 8 countries.

Its investment in the development of this new logistics park in Torrejón de Ardoz, represents a return to the Spanish market where it was present with an investment in the Tarragona area.
